Incredible golfing investment opportunity

Golf club investment: invest into the fastest growing sport in the UK

Immingham Golf Club is an 18 hole golf course with modern clubhouse and facilities. The site includes a two-storey clubhouse of 10,000 sq.ft, a Pro Shop of 1,000 sq.ft, Greenkeeper storage of 1,100 sq.ft and a total playing yardage of 6,107. The total area of the site is 96.29 acres.

Immingham Golf Course opened in 1975 as a 9 hole course

and was extended onto adjoining land to the west in 1984 to provide 18 holes. It operated as a members’ club which also welcomed visiting green fee users, societies and function business.

The golf course occupies the majority of the site . The land is almost completely flat and is adjoined and bisected by drainage ditches which are brought into play by the golf course layout. The fairways are subdivided by mature broadleaved and coniferous trees which provide attractive separation of the golf course fairways.

The Club House

The club house is located at the south west corner of the site and comprises a modern, purpose built structure, of brick elevations beneath a pitched concrete tiled roof. The clubhouse extends to approximately 737.8 sq. m. (7942 sq. ft.) GEA over two floors and provides the following accommodation:-

Ground Floor

  • Main entrance hall with stairs to first floor
  • Male and female changing rooms with showers and toilets
  • Manager’s office
  • Meeting room
  • Bar store/cold room
  • Boiler room

First Floor

  • Open plan bar and dining area for 100 – 120 covers, with external balconies overlooking the golf course
  • Male and female toilets
  • Kitchen with adjoining store
  • Service corridor with staff toilet and second staircase leading to car park
  • The clubhouse provides spacious and attractive facilities for members and is of sufficient scale to accommodate societies and other golf related functions.

Golf Professional’s Shop

The golf professional’s shop is a separate single storey building located to the east of the golf clubhouse, close to the 1st and 10th tees, and the 9th and 18th greens of the original course. It is of brick elevations beneath a pitched concrete tiled roof and extends to approximately 92.0 sq. m. (990 sq. ft.) GEA.

Green Keeper’s Building

The green keeper’s building is located to the south west of

the golf clubhouse, adjoining the car park. It comprises a steel framed structure clad with corrugated steel sheeting beneath a monopitch corrugated steel sheet roof. It has a concrete floor internally and extends to approximately 103.0 sq. m. (1108 sq. ft.) GEA. There is a concrete yard area to the front of the building which also adjoins the service access to the rear of the clubhouse.

Car Park

The golf club car park adjoins the clubhouse, golf professional’s shop and green keeper’s building. It is surfaced with tarmac and is marked out to accommodate approximately 42 parking spaces. It is accessed directly from St Andrews Lane at its eastern end.

Very professional company. I admit to being sceptical at first but have now invested in two Store House projects. £85,000 invested with a 12.5% ROI

Working with Store House London has been a great and profitable experience. The Margate project was presented by Jamie and it was a very easy decision to invest. I invested £125,000 and enjoyed a return of 15% per annum.

I first invested in Riverside Place after a long time of looking for opportunities in the London property market. It has been a very valuable relationship, with me being redeemed in full from my investment last month. I have particularly liked the fact that I was informed of progress onsite throughout my investment term. I feel that Accumulate has a good eye for a deal and so I didn’t hesitate to reinvest in their Cheyne Walk project in Chelsea. I have full confidence that my money is in good hands with Accumulate Capital.

As an investor, I’m all about the return. Did my DD on Store House and was satisfied they would complete on time and to the promised standard. Happy and now a regular investor having seen returns on average of 14.5%

The Spitalfield project was something close to my heart as I was brought up in the area. Having known Jamie for many years I knew my investment would be safe. So it proved and a healthy return of 15% was realised upon completion

I have complete confidence that Accumulate sources locations for development that display clear future growth potential.  With my personal experience of debt or equity investments, I always insist on being absolutely sure that the numbers stack up before committing my capital and Accumulate has shown consistently that this is the case with all their development projects. Accumulate operates with complete transparency and I am able to easily monitor my investments with them by logging on to my personal account via their portal. From here I can book site tours or view on-site videos so that I really feel I am fully engaged with my investments at all times. I am a very satisfied investor.
